Located on the Lower Glanmire Road, this student development is situated on a prominent site opposite Kent train station. Formerly the Arcadia Ballroom, this development was completed in 2004 and consists of 47 student apartments with a total of 159 bed spaces.

This site was 50m deep and 45m wide set within a streetscape of terraced buildings. The approach therefore replicated the scale and proportion of the adjoining buildings in a continuous front block with a similar façade stepped layout to the rear, complete with a central courtyard space.
